Home owner question Contract said copper, they used aluminum

I don't known if it's possible to easily redo flashing with copper or I should just take the deduction? Can a good roofer redo chimney flashing without doing the entire roof? I'm worried they will mess it more if I ask for a redo. Thank you to roofers who do it right, you are all unsung heros in my book.

Home owner question Is a metal roof worth the extra cost over shingle?

getting quotes for a full roof replacement n one contractor pitched standing seam metal instead of architectural shingles like everyone else quoted, metal is about 60 percent more but he says it lasts twice as long

we r planning to stay at least 15 more years so the longevity pitch makes sense on paper, for anyone who went metal over shingle was the price difference worth it or would you just do shingles again?

Leak after new roof replacement.

The day after I had my roof replaced, we got a huge rain storm and I heard a lot of water dripping, it sounds like, from behind my fireplace insert.
I took a video of it so my roofer could hear, and then after a while found water below the insert.

Roofer came next day for the final inspection, said everything looks great, even pointed to the flue and cap said those looked great has no idea where “that sound” could be coming from. Joked it was a ghost and suggested I get up there and put more sealant around the cap and flue, maybe that will fix the leak. (But he had just said everything looks great? Lol)

Well, I didn’t like that. So I got up there and did a water test, in sections (bottom up). It’s definitely coming in at the upper top section.

After seeing the work, I’m not surprised.

I have all the video evidence during testing I will be sending the roofer and obviously will demand it’s fixed.

I’m very concerned they will even be able to correct it after seeing the work they did in the first place. What should I do? Any and all advice appreciated so I don’t get more burned. Thank you!

Does this look right?

I've made other posts but my landlord had these roofers whom im pretty sure aren't licensed put a metal roof over shingles that had been leaking. I can't see the top roof well but I just inspected the lower roof and this seems off to me especially because I can see the shingles underneath falling out from under the metal rood. Is this concerning? Or is this normal? Since they did the top roof i can't see well im concerned lol the last photo is the roof before the metal. Should I expect more leaks? Lol

Regulations or Method What's this kick up for?

I've been seeing this a lot on new builds on the Oregon coast. I would think it's kind of backwards because water like to run uphill here. Is it some kind of vent or what?

Home owner question Roof flashing question

Replacing my shingle roof myself and have a question on 2 spots.

The first is where a dormer termites in the roof, first photo. I have a piece of step flashing under the piece that hits the end wall, in blue. The next course of step flashing I'm wondering if I should run a little long so water spills of onto the shingle instead of running into the corner. The corner is pretty well sealed, there is roofing cement under all those pieces and will get a head flashing later on. Not sure if I'm overthinking it.

The second area is the corner where the ladder is set up. I currently have the step flashing run long and will hem it over when I get the 5/4 lp corner board up. Do I need to worry about water getting between the step flashing and the gutter apron/ice and water?

So was on the roof the other day cleaning out my gutters, when I noticed the rain cap for my furnace stack was tipped. After inspecting it, seen the piece the cap slides into was all eaten away by rust.

If someone could tell me what this piece is called, would really appreciate it.

Can't tell from the photos, but this piece seems to be going around the stack that goes through to the furnace.

About to have a final roof install inspection with company. Anything look off?

I have a final inspection in an hour before I cut a check.

Questions:
-did they stretch ridge cap shingles too far? I see exposed adhesive strips
-are the shingles stretched too far to get more coverage? Noticed discoloration.

These are lifetime certainteed.

Also I opted an extra $450 for drip edge (since they said it wasn’t code) and they didn’t install it at the bottom eaves of roofs. I’m sure they are going to tell. bc of the flip gutters, but I’m going to ask for a discount. I WAS WRONG AND STAND CORRECTED. THANK YOU

Home owner question How Are So Many People Around Me Buying New Roofs?

Hello,

I live in central OK and I can't help but notice a bunch of houses on my street of about 20 houses, about half have had a new roof put on in the past couple years. (That just seems like a lot in a relatively short time span) I don't know if "new roof" is the correct terminology, but they were definitely getting new shingles and flashing.

Do these people know something I don't about some government grant or some sort of deal to get a new roof, or are all of these people just financially well off to afford a roof? I'm not broke, but I just couldn't imagine having to absorb $20,000 right now for a new roof. What are people doing? Is it an insurance claim after a storm goes by?

If it's not obvious by now, I am 99.9% in the dark on new roofs, what costs are, and how people are seemingly easily financing such an expensive item on their house. I see the company trucks and have looked them up and they are all local companies, so it's not those "knockers" I get every other week trying to sell me a roof, or perhaps it is....?

I'd appreciate any helpful info on the best way to afford a roof and if there are benefits or loopholes or if it's good 'ol fashioned saving up people are doing to buy new roofs. Thank you!

What is happening here?

Just noticed the corner of my building is missing a gutter joint. Is this normal? I’m pretty sure the builders who just did my repointing worked on this gutter.

Is this only reachable with scaffolding?

Roof Repair vs Replacement?

Thumbnail

Hi everyone. We have a roof leak around our chimney flashing. I've called several companies to come out and give quotes on a repair, but all of the quotes seem a little high and every roofer is also recommending re-doing the roof. Just want to see how legit the concerns are.

Essentially, there is an asphalt/tar patch job around the flashing now that they would need to remove prior to redoing the flashing, and all of our roof pipes lack "pipe boots" which they'd also be adding. Additionally, our attic ceiling is barn board (with big gaps between boards), we lack soffit intake vents, we lack ridge exhaust vents (have whirlybirds), our underlayment is tar paper, and our shingle is 3 tab shingle. So far, every roofer has been offended by these aspects of the roof and as a result they are urging me to just re-do the entire roof. The problem is that the roof is only 5-6 years old, and it looks fine visually from the outside so im having trouble justifying a full replacement mentally.

Our best quotes so far:

$6,000 for chimney flashing repair and placement of pipe boots. (paid in full after repair)

Or, $16,000 for a brand new roof with soffit intake vents, a ridge exhaust vent, and new boarding (paid off with 0% interest over 18 months)

We are new home owners and just bought the house last winter. Unfortunately, the home inspection was just after a blizzard so everything was covered in snow. I suspect several issues like these would have been found during inspection had that not been the case...

I've also got an EPDM shed roof that the previous owners built a deck over and in the process they created multiple deck penetrations through the shed roof that are now leaking into the shed... but that will be a problem for another day/post lol.

New roof making noise

• Upvotes

I got my roof completely redone, including new plywood and blown in insulation, at the end of September. Every day, usually in the afternoon, the roof sounds like gunshots intermittently. There’s smaller quieter bangs and the occasional “jump out of your skin” decibel bang. I figure there’s a certain degree of settling etc but the big gunshot sounding bangs are concerning. Is this normal?

Single gable roof with a ridge vent on a bungalow. Ontario Canada.

There was a hiccup with installation that broke some of my ceilings inside the house. Something odd during the installation was the guys “packing” the blown in tight against the baffles which seemed odd but I know nothing about construction, just seemed counterintuitive to “pack” fluffy insulation.

Cottage on a lake in Canada, not sure when the chimney was last looked at/worked on. It might be as long as 15 years. We are having minor leaks around where the base of the chimney meets the roof. Since it’s minor would filling in the areas that are leaking with more sealant work as a fix until we can get it properly looked at, as it’s going to have to wait until next summer.

Home owner question Leak or condensation

Thumbnail
gallery
• Upvotes

We were out of town and on our last day the house sitter said we had a leak!
When We got back there was zero signs of any moisture issues. Attic was dry and no damaged shingles.
This was the bedroom the house sitter and boyfriend slept in. That’s the first clue possibly. Young kids in there 20’s who may have been creating some steam should we say. Also they thought the room was a bit stuffy so said that they had been fiddling with the ac to feel more comfortable. When they saw the drips they used just a handful of paper towels and the ceiling was dry to the touch after.
Another factor is I have very old and shriveled fiberglass inside in my attic that is doing nothing and needs replaced.
So what I’m wondering is do you think this is condensation Since it all along the perimeter and my eaves are vented ?
Thanks for any help!

Flintastic penetrations

Had my roof redone a month or so ago. Thought they did a pretty good job, but this morning I noticed a new dark spot on the ceiling in my bedroom. Just went up on the roof and checked it out, it looks like the sealant is coming up at the base of the boot. I read the flintastic manual... This is not one of the two options for proper install, and should be fixed, correct?

Home owner question First Winter with Composite Roof

New roof put on this past spring on 25y home.

Composite 300sq. No plywood/decking was replaced, no issues reported. New underlayment covering whole roof. Ice and water in valleys, penetrations and 3' high at edges.

It's getting cooler where I live; probably low 40s at night low 70s during day. No frost yet.

I am hearing loud pops quite frequently now as it cools outside. 3 to 5 pops for a few hours after sunset.

With the original asphalt roof I would also hear loud pops but it took alot colder weather to trigger such; like subzero.

Is hearing more pops the first cold season after installing a new roof normal? Does it subside or do you just get used to it?

Leak not fixed

Hi, hoping for some advice to take to roofer to avoid prolonged investigation and or unnecessary work. We are in uk and have south west facing first story roof . We have been in house for 10 years and during heavy rain have noticed some water ingress on ceiling at certain points where ceiling meets wall above windows. Roof has been checked and we were told no leak further up roof and that it’s was probably rain blowing back under tiles and felt ( some of which was degraded at edge) . Advice was to fit eaves/gutter trays and replace degraded felt which we did. First heavy rain since it’s been done and problem much worse !! Water is visibly leaking inside . Have photos of what roofer did . The roof pitch is shallow and I’m wondering if rainwater is ponding behind the fascia board which can be seen to be water damaged in certain spots. I’m also wondering if gutter is simply not big enough for the large roof draining into it and is overflowing into fascia and getting in somehow. Photos show step by step what the roofer did when he lifted tiles. Thanks for any help.

Home owner question Skylights leaking, repair help

Thumbnail

I just purchased my first home in Southern California. The detached garage has 3 skylights in it. The asphalt shingle roof is leaking around the skylights. To my eye, it looks like the asphalt water barrier that was run up the side of the skylight folded over and is letting in water. What is the best way to fix this? My initial thought is use a heat gun to get the material flexible and bend it back into place and reatach it somehow. Any thoughts or advice would be helpful, thanks.

Home owner question Problem?

This is a 9 year old roof. I called a roofer they are coming to look at it. I just would rather not be ignorant. Is this a real problem or should I wait it out say 5 more years and replace the whole roof?
