Residential PM Property Management-> operations

Who here has left the industry to do more operation type roles.? I like Property Management, but to deal with my maintenance guy to not know how to change a leaky sink. It’s really getting on my nerves. And the constant problems that tenants have and the one building I do manage is older and every year that goes by there’s gonna be more and more plumbing issues and telling a resident that the reds gonna go up $200 to me is a little bit crazy. Need something a bit more mentally stimulating, oh and working 6 days a week can puss right off!!! Also you could not pay me enough money to do affordable housing. I wanna do operation side of things instead. Seems better long term too

Multi family market rent

Residential PM Is anyone else having trouble with Buildium 2FA

I’ve used buildium for over a decade now and been pretty happy with them. I manage in house and do everything myself and I have 48 units. The majority of my tenants pay through buildium.

But ever since they’ve rolled out the two factor authentication, a bunch of my tenants have been having trouble with it. One of my tenants showed me how they were trying to do it on their computer and near as I can tell, they were doing everything right, but it accused them of not opening the link in the same browser. Sure looked like the same browser to me though.

I don’t think I can take another month of this. I had a lot of people who I had to drive and pick up checks from, forgive a lot of late fees, and took several payments electronically through other means.

Residential PM [Landlord US-CA] Recommendations of Property Managers LA/OC Area

Thumbnail
2 Upvotes

Hi All,

Looking for recommendations for a reliable property manager or boutique firm covering the LA/OC border (specifically around Whittier/La Habra) for an SFH.

Mainly looking for someone responsive, practical about maintenance (doesn't push massive vendor markups for minor issues), and owner-focused.

Would appreciate any recommendations from landlords who have worked with someone they trust in this area. Comments or DMs welcome. Thanks!

Tenant RPM Living attitude

I think this company trains its employees to be aggressive and demanding and threatening whenever they ask for anything. They also tread legally sketchy ground. They recently took over my existing lease and demanded that I not use Lemonade renters insurance. While my lease is clear that I can choose any insurance company that is licensed in the state.

These demanding / threatening emails are always sent from a no-reply address too. Just to make sure you can’t directly respond to their rude threats.

Residential PM Leasing Market

Hey everyone!
So I started in luxury leasing in Deerfield IL, & it has been really slow in terms of tours and prospects.

Any tips on how I can maximize on my incoming leads? Or are people simply not moving right now?

Any perspective or tips would be appreciated, thank you!

Residential PM Mayfair apartments in Wilmington, Delaware

I had an appointment scheduled to see an apartment. Got there on time. No one was there, so I called the office, no one picked up. Emailed and called again. After 30 minutes, I left. Very very unprofessional and if this what management does, I dodged a bullet. I love the Trolley Square area but I will NOT be renting from them.

Residential PM Electricty Bill Fiasco - WWYD?

To give a long story short, I had a new resident transfer the electricity from an already occupied unit into their name. After getting all the accounts in order, they received a bill for $194 for the electricity in the occupied unit that is not theirs. They don't want to pay for electricity that isn't theirs, but it is their fault for the mishap. I asked the other residents if they received an August/September bill, and they said yes. I can't force a resident to pay a bill they didn't receive, even if it is for their apartment, but the other resident now has two bills equaling $400 dollars for electricity, and they aren't sure if they can swing it. I am too new in this industry and have a feeling everyone is going to say that it is the new resident's fault (which I agree), I just don't have the backbone to stand on business LOL

Multifamily PM My apartment complex gave me the wrong information and now I owe 8k

I genuinely want to hear from property managers and regional managers about what you would do in this situation.
My partner got a job promotion about 2 hours away, so before deciding to break our lease, I went to the leasing office to ask exactly what we would owe. I specifically asked about concession payback and was told we would ONLY be responsible for the 2-month termination fee and prorated rent.
Based on that information, we signed a new lease, put in our two weeks at our jobs, and arranged to move out September 12. We weren’t even in a rush to move. Had we known we would be responsible for all these extra charges, we would’ve planned everything differently.
Well, turns out their leasing agent gave us the WRONG information. What I thought would be around $3,700 is now over $7,700.
The crazy part is that management has admitted IN WRITING that their employee gave me incorrect information, but they’re basically saying too bad, you signed the lease, so you’re responsible.
I’ve been emailing corporate and management for weeks, sometimes waiting almost 2 weeks for a response. I’ve asked multiple times to speak with someone higher up, and I feel like I’m just being dismissed. They keep repeating what’s in the lease without actually addressing my concerns.
I’m not even asking them to waive everything!! I’m willing to pay the termination fee and prorated rent that THEIR employee originally told me I would owe.
I understand a lease is a legally binding contract, but isn’t there some level of accountability when your own staff gives residents the wrong information, especially when they’re making huge financial decisions based on it?
So my question to property managers is, what would YOU do? Would you make the resident pay everything even though your employee admitted to giving them the wrong information? Would you try to work something out?
I’m genuinely curious because I feel like I’ve done everything right by going directly to the office for clarification, and somehow I’m the one paying for their mistake.

Residential PM What’s it like selling your property management business

I haven’t decided when, or how, but it’s always in the back of my mind (especially after a particularly difficult week) on when I can sell or how. Have any of you had any experience creating perhaps a small PM company and selling out? Did you sell out to a large company who absorbed your properties and didn’t essentially take your company and its name? Or did you sell it to an individual? Price difference to each?
I really don’t know much about selling a business. I’ve sold homes and flips and investment properties and am currently buying a small commercial property even.
I only manage about 50 homes on my own, but the overheard is exceptionally low and it would be a great company for another individual to run.

Let me know your experiences!

DIY Landlord Tenant wants to pay rent with a credit card

One of my tenants asked if they could start paying rent with a credit card instead of sending a bank transfer every month

Never really had anyone ask before as long as the rent shows up on time I don't particularly care how they pay but I'm not interested in setting up a whole new payment system for one person

Any landlords here dealt with this before? Is there anything I should be concerned about?

Residential PM [Landlord US-CO] Is Snap Debt Recovery Service a good collection agency for unpaid rent?

Thumbnail
0 Upvotes

I had tenants that moved out without notice and they left property damage. I hired a PI to find out where they live and she found them. I asked ChatGPT about other options instead of hiring a lawyer and suing them. I know ChatGPT cant be 100% right but it suggested that i turn the debt to Snap Debt Recovery collection agency and they will take care of it and go after the tenants. I’m happy to pay them a monthly fee if i can get the unpaid rent back. We’re not talking about one month unpaid rent, but rather close to $20,000 in 2 months unpaid rent that they were physically living there, 1 unpaid rent because they moved out at the end of the month so they were supposed to pay for the following month’s rent, one rent worth for lease break fee, it took us a month to find tenants. I have an ironclad lease. So im wondering if you had any experience with Snap Debt Recovery or if you have a recommendation of a collection agency that I should use instead-id appreciate the recommendations. Thank u!

Residential PM Can virtual assistant property management support cover maintenance follow-ups

The work I'll delegate is tracking maintenance requests and checking whether vendors have responded. I'd still want someone local to handle visits and urgent problems.

For people using virtual assistant property management support, how does that handoff work? I'm comparing direct hires and services, especially how they keep residents informed without promising something the local team can't deliver.

Residential PM Portfolio versus Onsite?

I have been working as a portfolio manager for luxury NYC buildings (condos and co-ops), and have recently interviewed for an on-site position (though market rate).

I would like to hear about possible drawbacks. Salary would be larger, and portfolio can be overwhelming. What have your experiences been with this?

Multifamily PM E-bike Amenity and Resident Clubs

Hello! I work for an apartment community in a smaller, but growing town. We are only 43% occupied and have a hard time getting a good attendance at resident events. My manager and I are trying to find ways to separate us from our competition and increase resident attitude and engagement. I wanted to hear opinions on adding e-bikes or regular bikes to the community for residents to use/rent, and about starting monthly clubs like a walk/run club or book club. Thank you!

Multifamily PM Experiences in property management companies so far.

I was discussing with a friend over experiences in some property management companies and from what I've seen on LinkedIn is there's a lot of turnover on this industry and lack of training as well. I started with ZRS and barely had training, rangewater training was absolutely atrocious and RPM living which I am now with has been underwhelming. Luckily I had some experience if not, I would be screwed. What has been your experience with some of these big property management corporations?

Tenant Falsely accused by landlord of property damage…

To sum it up quickly, I came to NC for a job with a promising future. I didn't have anywhere to stay, so I moved into a house on a month-to-month basis with other people. Two friends and I moved in together. The landlady was incredibly demanding about everything. She had people coming in to inspect the house and rooms every week, unplugging things, and if you didn't wash a dish, she'd start harassing you and leaving notes around the house. She wanted us to landscaping the patio, which was quite large, and she wanted us to fix parts of the house. All of this while we were working 10 hours a day, Monday through Saturday. The last straw was when she came home one Thursday and started accusing us of damaging a bench, a door, and part of the refrigerator. So, the three of us decided to leave that same day, even though we still had 10 days left on our lease. The pressure was so intense that we stopped caring about the money. Now she's calling, saying that the police were going to call us because we stole a key, which is false, and that she was going to talk to her lawyers tomorrow to send us a legal agreement to sign. The lady obvously wants some easy money, what should i do?

Residential PM How do I save this management/business? Owner has hinted he will pull it

Lease renewal was missed by 20 days (it did not come up on my workflow for whatever reason). Obviously not a good enough excuse and not really his problem so he wants have a conversation tomorrow and if he isn’t happy we will ‘re-evaluate’ going to another agency which is fair but I need to try my best to retain this.

Any tips/pointers?
