Development Pump It Up: Upcoming Convenience Stores in SW Florida's Pipeline
Depending on where you and your ride like to fuel up in SW Florida, you may have a number of new options coming your way. Whether you're looking for a f'real shake at Circle K, a Sizzli from Wawa, or 7-Eleven's Big Gulp, we are tracking quite a few new locations that may be "Coming Soon" where you can grab your favorite eats while putting some fuel in the tank.
We went through the city, county, and water-management filings we track across Lee and Collier counties looking for applications for c-stores with fuel over the past year or so. We found a total of 32 pre-apps, ERPs, site work permits, and development orders covering 28 sites, plus four 7-Elevens we'll get to at the end. Where a filing names the brand, we name it. Where we think we know but the paperwork doesn't say, we tell you who, and why.
Circle K: seven sites
• Pine Island Rd & Andalusia Blvd (Cape Coral): Pre-app for a "5,200 SF store with 10 fueling positions." The pre-app was requested on Sept 14, and based on city records, the city met with the applicant on Oct 13. What happens in pre-apps stays in pre-apps, at least on the city's portal. So we don't know what was discussed, but we'll be watching the site for the next filing.
• Gateway Marketplace, SR 82 & Daniels Pkwy (Fort Myers): A 3,956 SF store with a fuel canopy with 7 multi-product dispensers (MPDs). A pending SFWMD permit (filed May 1) and a Lee County development order in review (filed May 4).
• Colonial Blvd & Challenger Blvd (Fort Myers): A 5,200 SF store with a 7 MPD fuel canopy and AutoZone next door on its own parcel. A pending SFWMD permit and a City of Fort Myers site-work permit awaiting a resubmittal, both filed Sept 1.
• Golden Gate Blvd & Wilson Blvd (Naples): A 5,200 SF store with a 6 MPD fuel canopy, next door to Tractor Supply and AutoZone. SFWMD permit issued Feb 27, the furthest along of the seven.
• 1601 Tropicana Pkwy W (Cape Coral): Pre-app filed Jan 27 for a "Proposed Circle K" at Tropicana's intersection with Chiquita Blvd for a meeting scheduled Mar 3. The filing says nothing else, and it doesn't need to.
• Skyline Blvd & Trafalgar Pkwy (Cape Coral): Pre-app filed Feb 4 for a "Circle K convenience store, 10 fueling position." The meeting was scheduled for Mar 10. The applicant and engineer of record is Jarod Stubbs of Kimley-Horn, a name that keeps showing up.
• Diplomat Pkwy & Santa Barbara Blvd (Cape Coral): Pre-app filed Feb 24 for "Circle K", meeting scheduled for Mar 24. That makes four named Circle K pre-apps in Cape Coral, five counting our read below.
Wawa: five stores
• Egret's Crossing, 4889 Santa Barbara Blvd (Naples): SFWMD permit issued Mar 16 for a 6,300 SF store and a 7,150 SF canopy with 8 MPDs, double-stacked in a 4x2 layout. The site is just off the corner of Santa Barbara & Davis Blvd with access to Davis wrapping around the existing CVS.
• Daniels Pkwy & Freshman Ln (Fort Myers): Requested a pre-app on Aug 19 to discuss the development of a 6,375 SF gas station with accompanying 7,150 SF canopy. No other details provided, but canopy is same SF as Egret's Crossing, so we presume the same 8 MPD layout.
• US 41 & Alico Rd (Fort Myers): There is a bit of action at this intersection with construction started at Dia Crossings. A pre-app filed June 29 for "WAWA DIA", meeting held with the same applicant as the Daniels Pkwy & Freshman Ln pre-app, Aaron Kosh.
• Winkler Rd & Gladiolus Dr (Fort Myers): A pre-app filed June 24 for a Wawa Gas/Convenience Store, McDonald's, Quick Service Restaurant, associated parking, dumpster pads, ADA compliant accessibility, standard utilities, and one 1.437-acre pad for a future undetermined use.
• Pine Island Rd & Chiquita Blvd S (Cape Coral): Wawa proposed a car wash at West Cape Marketplace, and our read is that a c-store with gas was part of the plan. It was pulled because of the city's car wash proximity ordinance: there is an existing car wash within one mile. The pre-app, filed June 23, names "Development of a Wawa Car Wash", and the city voided it after plan review failed July 17. An earlier pre-app on the same parcel (filed July 28, 2025, meeting set for Aug 26) sought a 6,700 SF convenience store with gas sales and named no brand. It is TBD if Wawa is still in the works without the car wash. Either way, the development has company: Chick-fil-A and 7 Brew have filed pre-apps on the same parcel.
We'll have more on the quick-service restaurants around SW Florida in our upcoming QSR roundup.
Walmart, Murphy Express and Exxon/Mobil
• Walmart Fuel, SR 82 & Blackstone Dr (Lehigh Acres): SFWMD permit pending, filed May 6 by Wal-Mart Stores East LP. Lee County also has a development order for Fuel Station #3915 there, a 1,618 SF store with 10 pumps, from the same engineering firm, Kimley-Horn. Gulfshore Business reported Walmart Gas as a tenant of the Casto center there on Aug 31, so the paperwork is catching up with the news.
• Walmart Fuel, Ben C Pratt/Six Mile Cypress Pkwy (Fort Myers): Looks like Walmart is going all in on fuel at its S Tamiami Trl & Six Mile Cypress Supercenter. Lee County development order, filed Feb 13, is for a Walmart Fuel Station that includes 20 pumps and a 1,618 SF convenience store. Twenty pumps is double what Lehigh Acres is getting.
• Murphy Express, 8681 Cypress Lake Dr (Fort Myers): A pre-app filed June 8, meeting held, for a Murphy Express of about 2,800 SF with an 8 MPD canopy at the former BOA site at Cypress & Winkler. The filing says the meeting was meant to cover "site layout, access, and utilities, and to obtain feedback on the Special Exception process and potential setback relief for underground fuel storage systems."
• 5050 Eastwood Commons Dr (Fort Myers): City site-work permit filed Dec 5, 2025 for a "New Gas Station with Convenience Store." Submitted civil plans show an Exxon/Mobil 4,819 SF store with an 8 MPD (4x2) canopy. The site is at the roundabout at Hanson St & Ortiz Ave.
Our read, not the filing's
• Circle K, three sites: 2706 N Tamiami Trl (North Fort Myers) is a proposed 3,956 SF store with 12 fueling positions plus high-speed diesel for trucks. 17900 State Road 82 (at Alabama) is a 5,200 SF store, pre-app in review. Pine Island Rd & Burnt Store Rd (Cape Coral) is a 5,200 SF store with 12 fueling positions, a potential Pine Island Rd book-end to its proposed counterpart at Andalusia. Cape Coral closed that pre-app on June 2, a week ahead of the meeting scheduled for June 9, a rare case of government finishing early. Jarod Stubbs of Kimley-Horn is the applicant on all three, and the engineer of record on Burnt Store and on the confirmed Pine Island & Andalusia Circle K. The building sizes match the confirmed Circle K filings. None of the filings names the brand, though Kimley-Horn sure is busy.
• Circle K, 7350 Gladiolus Dr (Fort Myers): A pre-app filed Nov 11, 2025 by Bohler Engineering for a 5,200 SF convenience store with gas sales, the same size as the confirmed Circle Ks. The proposed location is just south of Lakes Park, and the filing is titled "CK Gladiolus", which is as close to a name tag as we've seen.
• Wawa, 4852 Palm Beach Blvd (Fort Myers): A pre-app was filed Aug 6, meeting held. The applicant is Wagner Property Group, whose website lists multiple Wawa developments. The Jacksonville Daily Record reported Wagner as developer and agent on a Wawa in Macclenny that opened in August, so we are fairly confident this will be a Wawa. Time will tell if we are correct.
• Exprezo, 5101 Luckett Rd (Fort Myers): SFWMD ERP filed Feb 17 and issued to Luckett Oil, Inc. for a 4,000 SF store with an 8 MPD (4x2) canopy. Florida's Sunbiz records show Luckett Oil at the same Pompano Beach address, and with the same people as Exprezo so we read this as an Exprezo convenience store. A curious coincidence on the applicant and street names. We imagine Luckett Oil couldn't pass up the opportunity for a store on a namesake street.
"Who Are You?" Six sites with no name yet
• 7341 Buckingham Rd (Fort Myers): Pre-app filed Aug 12, meeting held for "proposed construction of a gas station" at the intersection of Buckingham Rd & Gunnery Rd. Also filed for this same property is an SFWMD Formal Wetland Determination for the entire 14.4-acre parcel. Something is in the works here, and we'll be keeping an eye on it for you.
• 2500 Meadow Rd (Lehigh Acres): The applicant is asking staff whether a gas station would be permittable in C-2 zoning or would it need to be rezoned, and how many entrances it could get. The site is at the intersection of SR 82 & Sparta Ave. The pre-app was filed May 13, in review.
• 21350 Palm Beach Blvd (Alva): A pre-app held to discuss a proposed convenience store with gas. The engineer is Bohler, which has worked on both Circle K and Wawa filings here, so no tell.
• 601 Homestead Rd (Lehigh Acres): Pre-app filed Jan 13 by RVi Planning + Landscape Architecture for an amendment to the Ashton Greens RPD at the intersection of Homestead Rd & Milwaukee Blvd. The plan is to rezone the undeveloped parcels to CPD for a gas station with a c-store and a grocery store and leave the built housing as RPD. No tenant named. Rezone first, brand later is a familiar order of operations.
• 16241 Babcock Ranch Rd (Fort Myers): Pre-app filed Jan 6 for "commercial retail and a fueling station" on two parcels at SR 80 & SR 31. The applicant, Morgan Hampton, lists no firm, and the list of questions for staff covers everything except who's selling the gas.
• 1409 El Dorado Blvd N (Cape Coral): Pre-app filed Jan 13 for a 6,477 SF convenience store and 10-pump gas station on about 1.79 acres zoned Commercial, with a meeting scheduled for Feb 17. The applicant is Avalon Engineering. At 6,477 SF it's closer to Wawa than Circle K, and we'll tell you who steps forward.
Where are the 7-Elevens?
We know of four in the works in Lee County.
• Agualinda Blvd (Cape Coral): Filed a pre-application in September 2024 that said only "Gas & Convenience Store." The name didn't appear until the site plan six months later, spelled "7-11." The building and fuel canopy are finished, and as of Oct 15 the store hasn't opened.
• 1603 Chiquita Blvd N (Cape Coral): Pre-app filed Apr 2024 for a "7-Eleven Store w/Gas", so no mystery brand here. The site plan followed in August 2024, and the store and fuel canopy permits in October. The last permits (low voltage, irrigation, fence) closed in early 2026, so it should be completing construction. We haven't been by to check.
• 10990 Buckingham Rd (Fort Myers): Site-work permit filed Oct 8, 2025 as "7-11 Buckingham" and issued Apr 1. Store and fuel canopy permits were issued in late May, and sign permits, pylon included, in Aug and Sept. The city lists it as in inspections, so we read this as under construction. Same road as the 7341 Buckingham Rd site above, different story, as far as we can tell.
• S Tamiami Trl (Fort Myers): Got its Lee development order in 2023 and its water-management permit in January 2025, and it's under construction now.
What we haven't found is a 7-Eleven pre-app filed since June. Applications for the stores opening now were filed years ago, and the brand has a habit of showing up late in the paperwork. Either we're not looking hard enough, or 7-Eleven is very good at covering its trax. Or maybe they hold their pre-apps late at night in secret clubs, where the first rule of 7-Eleven Pre-App Club is you don't talk about 7-Eleven Pre-App Club.
Either way, here at DevelopmentTrax we'll keep looking so you'll know who's "Coming Soon" before the signs go up.
