Here is the buydown math I wish more sellers understood before dropping their price

Licensed CO agent here. Just talking real estate, not trying to sell anyone anything.

Something I’ve been discussing with sellers lately is whether a price reduction actually helps buyers as much as they think.

So, let’s use a $450K mortgage at 7% on a 30 year loan as an example.

At 7%, principal and interest is about $2,994 a month (using a mortgage calculator).

But, at 6%, it’s about $2,698 and that’s a savings of roughly $296 a month.

So, let’s say the seller reduces the price by $20K instead, bringing the loan amount down to $430K at 7%.

Then the payment drops to about $2,861, saving roughly $133 a month.

On the other hand, that same $20K buys potentially more than twice the monthly payment relief with a permanent rate buydown, assuming the lender can price it that way.

Now, there are tradeoffs and I’m sure I’m missing some.

Having the buyer get a lower price means borrowing less money. And if the buyer refinances or sells in a few years, the money spent buying down the rate might not have been worth it.

But there’s also a big difference between permanent and temporary buydowns. Like a 2/1 buydown doesn’t eliminate the higher payment. It just delays it.

My point isn’t that buydowns are always better than price reductions. It depends on the buyer’s goals and situation.

It’s that sellers sometimes focus so much on the purchase price that they forget buyers are often making decisions based on the monthly payment.

What other tricks of the trade are out there to help buyers and sellers?

And lenders, how often are you actually seeing a full percentage point reduction priced around $20K on a loan this size?

I made a site to help find distressed properties based on complaints- stamptd.com

Hey everyone, check out stamptd.com!

We automatically scan municipal filings daily across Georgia, Texas, and Florida to catch code violations (like overgrown lawns, trash, structural complaints, and debris). These are huge indicator signals for motivated sellers and distressed properties before they hit the general market.

How to check it out:
Head to stamptd.com and click on Wholesaler.

I’d love to get your feedback on the tool and data quality. Let me know what you think!

Question - who owns a house, now abandoned by the owner, that had a reverse mortgage on it

Please direct me elsewhere if there's a better place for this question.

The house next door to me was owned and occupied by an elderly woman who had a reverse mortgage on the house. The 2005 reverse mortgage paperwork online says the lender is the Secretary of Housing and Urban Development, but Wells Fargo is the bank on the paperwork. There is a 2017 document where Wells Fargo assigns the Deed of Trust to Secretary of HUD. The elderly woman vacated the house maybe around 2021 or 2022. Does this mean HUD owns the house?

I want to know because now squatters live in the house - they do drugs and are a nuisance and the house is in terrible condition. My state's online property lookup still lists the elderly woman as the owner. I'm ready to try and call whoever actually owns the house and bother them until they do something with it. Is it HUD I need to be calling, and am I likely to get anywhere with my complaints?

Mortgage vs Cash Buy

1.1M in assets---in a combination of HYSA/CDs/stocks/IRA/403(b)....purchasing a house at 335K. Pay in full in cash? Put down 20% and finance the rest? And yes, I know that I should have most of the cash in a brokerage instead of a HYSA, I'm working on it.

People are rushing to ask about land near Rilima (Bugesera) after the F1 deal. What should buyers check first?

Formula 1 and Rwanda announced a 10-year deal on 13 October 2026 for an African Grand Prix. The first race could be as early as 2030, at a circuit that is still to be built near Bugesera International Airport. Rilima is the town closest to the airport, about 42 km by road south of Kigali.

Since the news, I’ve seen a lot of movement: calls, activity on social media, and conversations in the property community. Many people are asking about land in Rilima, around the lakes in that area.

What I’m noticing:

  • The excitement is natural. It’s free marketing for the area. People in Rwanda and abroad who never knew about it now do.
  • Buyers say, “I should own something there.”
  • Owners say, “I’ve held this land for years. This is the time I’ve been waiting for.”

My honest view: real estate is a slow game. Take your time, research, learn and understand before you make any move. A headline is not a plan. The circuit isn’t built yet, 2030 is the earliest date, and nobody can promise prices.

If you are thinking about land there, the basics matter more than ever: verify the title yourself, check the zone and any wetland or lake buffers (lakes have a 50 m protective strip), use an independent notary, and don’t pay under pressure.

Disclosure: I work in real estate in Kigali. I’m not selling anything in this post.

Questions for the community:

  1. If you live in or near Bugesera, what are you seeing on the ground?
  2. Do you think the F1 news will change how people value land there, or is it too early?
  3. What advice would you give someone who is rushing to buy?

Sources: Autosport and ABC News (F1 deal, October 2026); Wikipedia (Rilima).

Pending sales fell 7.3% in September and I'm honestly not panicking

NAR put out the September pending home sales numbers yesterday. Contracts were down 7.3% from August and 11.3% from last year, and every region dropped. Out West it was worse, down 9.2% for the month and 15% from a year ago.

I get why that headline freaks people out. But I read the whole release and a few things stood out to me.

Prices are holding. Lawrence Yun (NAR's chief economist) said there just aren't many distressed properties out there, so prices are staying steady. This is not 2008.

He also said rates "could be topping out" and that buyers and sellers are "holding back until mortgage rates move favorably." To me that says people are waiting, not walking away. That demand doesn't disappear, it builds up.

And some markets barely moved. Nashville was only down 2%, Hartford 2.1%, San Francisco 3.5%.

If you're buying, this is when buyers get leverage. Less competition means you can ask for repairs, credits, or have the seller pay to buy your rate down. Get fully underwritten now so you can move quick if rates dip. If you love the house and the payment works today, buy it. Just don't count on a refi. It's an option, not a promise.

If you're selling, price it right from day one. There are fewer buyers, they're picky, and overpriced homes just sit. I'd rather see a seller offer to buy down the buyer's rate than cut the price. It usually does more for their monthly payment. And get the place ready. Repairs done, good photos, honest disclosures.

If you're an agent (and I coach a lot of you), this is a relationship market. Call your past clients and your sphere with real local numbers, not a sales pitch. Know your pending sales, days on market and price per square foot cold. People are scared of headlines, so be the calm one with the facts. And build your referral partners now: attorneys, financial advisors, lenders. The agents who keep prospecting through a slow fall are the ones who own the spring.

Markets go up and down. The people who stay educated and keep showing up do fine either way.

What are you all seeing where you are? Slowing down or holding steady?

Numbers are from NAR's Pending Home Sales report, Oct 20.

Lok Adalat settlement decree in property dispute – subsequent sale, mortgages, criminal cases and concerns about official handling. Seeking legal guidance

I am seeking practical legal guidance regarding a long-running **property dispute in Madurai, Tamil Nadu**. I am one of the parties on the side that initiated the original partition proceedings.

**1. Original partition dispute and Lok Adalat settlement**
A partition dispute concerning approximately **2555 sq.ft. of property in Survey Nos. 554 and 555** was pending before the **I Additional District Court, Madurai in O.S. No.607/2022**.
On **14.09.2024**, the parties entered into a compromise before the **Lok Adalat**. The settlement provided that the property should be sold at a proper/good market price without haste, with the sale proceeds divided **57.5% to our side and 42.5% to the opposite side**. The parties were also required to cooperate/sign the necessary documents for the sale.
The Lok Adalat recorded the compromise and the matter was closed accordingly.

**2. Subsequent sale transactions**
Despite the settlement and continuing dispute:
One portion had been sold to **Aathiseshan/Aadhikesavan** during the pendency of the earlier litigation.
A further sale took place in **March 2025** in favour of **Kasivijayarajan**.
We subsequently filed **O.S. No.302/2025** challenging the legal effect/validity of these subsequent transactions and seeking appropriate declarations.
There are also subsequent mortgage transactions concerning the property.

**3. IIFL Home Finance mortgage**
In July 2026, **D. Aathiseshan executed a Memorandum of Deposit of Title Deeds in favour of IIFL Home Finance Ltd.**
The MODT records security for advances up to **₹89.44 lakh**. The documents deposited include the 05.02.2024 sale deed, patta, an earlier Godrej Finance mortgage and its discharge.
IIFL_Litigation_Property_and_LTV_Assessment.pdf
We are particularly interested in obtaining the **IIFL valuation report, legal opinion, loan application, sanction letter, loan purpose/product and title due-diligence records**, because the lender’s valuation may be relevant to determining the property’s market value for execution purposes.

**4. Execution of the Lok Adalat settlement**
We previously filed **E.P. No.100/2025**, but that execution petition was later withdrawn.
We are now considering filing a **fresh execution petition** seeking appropriate court-supervised mechanisms to enforce the Lok Adalat settlement, including:
enforcement of the agreed sale;
appropriate court-supervised sale/auction if legally permissible;
execution of necessary documents if parties refuse to cooperate;
protection against further alienation/encumbrance; and
distribution of sale proceeds according to the **57.5% / 42.5%** settlement.
I would like advice on the correct execution procedure and whether these remedies can be pursued without unnecessarily starting additional proceedings.

**5. Challenges to the Lok Adalat settlement**
The opposing side also attempted to challenge the Lok Adalat settlement before the Madras High Court.
In **CMP(MD) No.11469/2025 / CRP(MD) SR No.54189/2025**, the petitioner sought to challenge the 14.09.2024 Lok Adalat order. The High Court dismissed the CMP as withdrawn, with liberty to pursue the remedy in accordance with law. The Lok Adalat order was not set aside by that order.
In **W.P.(MD) No.27885/2025**, another challenge was dismissed. The High Court held that the petitioner had no locus standi because he had no interest in the property when the compromise was entered into, while leaving liberty to pursue an appropriate civil remedy.

**6. Criminal cases – our concerns**
There are also **criminal cases filed by the opposing side arising out of the property/possession dispute**.
**Our position is that these criminal cases are false and have been used in connection with the underlying property dispute.** We also have serious concerns about possible coordination/nexus between the opposing parties and certain police, RDO and other government officials, based on the manner in which our complaints and possession-related evidence have been handled.
For example, in **C.C. No.2378/2025**, the prosecution alleges an incident on 08.04.2025 involving abusive language and criminal intimidation. We denied the allegations and sought discharge. The Magistrate rejected the discharge petition on 30.03.2026, holding that there were sufficient materials at that stage for the case to proceed to trial.
The defence position recorded in that proceeding is that there was an existing property dispute between the parties and that the criminal allegations were connected to the dispute over possession.
There is also a separate **C.C. No.284/2026**. On **16.09.2026**, charges were framed under Sections **127(2), 296(b), 115(2), 117(1) and 351(3) BNS**. The accused denied the allegations, did not plead guilty and claimed trial. The next hearing is **09.12.2026**.
We have also challenged the Magistrate’s refusal to direct police investigation under **Section 175(3) BNSS** in **Crl.R.C.(MD) No.1299/2026** before the Madras High Court. That proceeding concerns our complaints regarding alleged unlawful acts connected with the property and is **separate from the challenge to the Lok Adalat decree**.

**7. RDO proceedings and concerns regarding possession**
There was also an **RDO proceeding under Section 164 BNSS** concerning the property and alleged disturbance of peace.
The RDO ultimately directed the parties to approach the competent Civil Court for determination of their substantive property rights.
However, we have serious concerns about how **actual physical possession, CCTV footage and the competing versions of events** were considered during the proceedings. We believe the handling of these issues requires scrutiny.
We also suspect possible coordination between the opposing parties and certain officials. **We do not have a judicial finding establishing such a nexus at present**, and this is one of the matters we are seeking to establish through the court record, documentary evidence and CCTV material.

**My main questions**

  1. What is the proper procedure for executing a **Lok Adalat compromise/decree** when parties do not cooperate with the agreed sale?
  2. Can the executing court order or supervise a **sale/auction** consistent with the terms of the settlement?
  3. How should subsequent **sale deeds and mortgages** be dealt with during execution when their effect is already being challenged in O.S.302/2025?
  4. Can the executing court grant protection against further **alienation/encumbrance**?
  5. What documents should we seek from **IIFL Home Finance** regarding the ₹89.44 lakh mortgage?
  6. Can IIFL’s valuation report be relied upon as evidence of market value for execution proceedings?
  7. Should the mortgage issues be addressed through **O.S.302/2025 and the execution proceedings**, rather than filing a separate case against the lender?
  8. Are there any important procedural issues to address before filing the **fresh execution petition**, particularly because E.P.100/2025 was previously withdrawn?
  9. Regarding the criminal cases and our concerns about police/RDO handling, what is the appropriate legal way to place evidence of **selective investigation, possession evidence, CCTV and possible official coordination** before the court?

I am looking for practical advice from people familiar with **Tamil Nadu civil execution, Lok Adalat decrees, property transfers during litigation, mortgages, and connected criminal proceedings**.
I have copies of the relevant court orders, Lok Adalat settlement, sale deeds, mortgage documents and other records and can provide **redacted documents** if they would help.
