Looking for somewhere to stay in Reston, preferably near the RTC Metro area. Also open to staying in Ashburn near the Ashburn Metro or the Ashburn Library.
Would prefer to have the place to myself. Private entrance, private laundry, private bathroom, kitchen/kitchenette. If pets are allowed, that would be amazing but I get that that limits options so its not necessary :') I have an almost 4 year old cat who is fixed and house trained. If I can't take him with me, he'll stay with my family.
I'm a 30 year old female. I work full time. I'm clean, organized, quiet.
Just looking for an affordable needle in a very expensive haystack lol fingers crossed.

disclaimer: i am severely allergic to cats and like medium allergic to dogs 🥺 if we can work something out, im down but keep that in mind.
my name is gabby and i’m looking for two roommates preferably women/queer folk to move in to the wyatt located in sterling with me. its right off 28 and right off the highway. i unfortunately cannot move in to this property alone. it would be max $1200 each i believe but once if find yall we can go tour the place and do the bureaucratic stuff together. about me: i’m a queer latina woman who was born and raised in nova. i’m extroverted as fuck and i would say thats probably my biggest red flag because i love having people over and hosting (esp since i’m single 😌) but i’m very chill, i’m clean, i’m confident, i’m honest, i’m fun. i like to make genuine connections so if ur not trying to be friends then this is not the place for you 😭 i like to have “family meetings” where we set boundaries and talk about goal or plans or anything really. i do like to set a cleaning schedule so we’re all held accountable. and last thing is i only smoke weed, i dont really drink too much, but idc if u do. thats all . ty :)

I need something that is close to the metro and spacious. Anything in crystal city, pentagon city, rosslyn, courthouse, claredon. I need a one bedroom. Does anyone have any recommendations.
I’m considering the below. If you have any experience living in these pls lmk! Thanks.

I know it's early but I'm moving cross country and seeing if anyone will have an empty room next year or is planning to apartment hunt. The soonest I could move is February, but can wait til later in spring. I love pets but don't have any. No smokers (asthma).
I am on disability benefits, so a stable but limited income. I will be searching for a part-time job, but ideal rent is $1000 or lower. I am neurodivergent but independent besides the fact I don't drive. So looking for walkable neighborhoods, bonus for a decent busline that connects to the metro (I have family in DC).
If you are looking for a friend as well as a roommate, my hobbies are board/video gaming, music, and community theater. Otherwise, I'm quiet and keep to myself. I'm not a neat freak but clean my messes, do my dishes, and pitch in with cleaning bathrooms, sweeping, etc. I practice music but it's an electric keyboard and I can lower the volume and sing quietly. If my room is too small, I may occasionally use the living room for a board game, puzzle, or Zumba on my Wii.

I know this is a long shot, but you never know until you try.
I just started a new job in Reston Town Center and I’m trying to find something short‑term while I look to buy nearby. With rates and prices shifting so much, I’m hoping to wait things out a bit, but I also really need to end my two‑hour each‑way metro commute.
Ideally, I’d love to take over a lease in or around the Town center for a few months so I can actually be in the area while I search. Every time I want to look at a place, it’s another two‑hour trip each way. I’m hoping to stay around $2,500 total (rent, electric, parking, all other utilities) per month, but I know that’s tough in RTC since most places are $3k+ or require a 13-18 month lease to drop it lower.
I’ve already been checking Furnished Finder (not great options), this sub, Facebook Marketplace (found one until May, but seven months is longer than I’m aiming for), and even Craigslist, long shot, but worth trying.
If you have any suggestions on other places to look, I’d really appreciate it.

Rentiqo.ai is tracking 4,805 available units across 300+ buildings in DC, Arlington, Alexandria, and Northern Virginia as of October 9, 2026.
Here's what's on the market by bedroom type:
The largest single listing cluster is The Zoe and Valen in Crystal City with 137 available units — that's a notable concentration worth monitoring if you're looking for negotiating leverage in Arlington.
One BR apartments make up the bulk of the market (54%), which tracks with typical regional demand patterns. Studios remain tight but affordable for those who can live small.
We don't have week-delta data this cycle, so we're reading the market through the lens of where we stand seasonally and what inventory levels tell us about price momentum.
Rents are holding elevated through fall, and that's likely to continue into November.
Here's the reasoning: we're in the Sep-Oct seasonal window historically marked by a "second wave of demand" — renters who didn't move in summer, job transitions kicking in, and lease cycles creating turnover. Landlords know this pattern. With 4,805 units still available, the market isn't desperate, but it's active enough that properties aren't slashing rates to fill beds.
However, the seasonal calendar is our best forward signal here. November through December is when the market traditionally softens. Fewer people want to move in winter, landlords get more negotiating pressure, and concessions (free month, rent reductions) start appearing. If you're flexible on timing, waiting 3-4 weeks could shift your leverage significantly.
The risk: if demand stays hotter than usual into late fall, that November softening may not materialize as aggressively. Right now, inventory levels suggest a balanced market, not an oversupplied one.
If you need to move now, expect to pay asking price in most cases — the market isn't offering discounts yet. If you can wait until November, you'll likely see better negotiating room and more landlord flexibility on concessions.
Data sourced from Rentiqo.ai's tracker of 300+ DC metro apartment buildings. Free to share.
