Tornado Warning
Issued about 20 minutes ago and due to expire shortly — and now updated to 6:15. A warning indicates that something was seen on radar. I’m in the east side and it’s completely calm here. Is somewhere else seeing significant wind? Stay safe everyone.
Edit: 9:15 - here we go again 🫤

Anyone worried about the storm forecast for tomorrow?
Is there anywhere in town that would be particularly safe to be if it does turn out to be that serious? I’ll be working most of the day and have pets at home

Any Corydoras Keepers?-Fish Rehome
Unfortunately I ended up with the wrong species of cory for my 10 gallon after a fiasco with the fish store in Prescott and now have a single panda cory that needs a better home with a proper school and a larger tank. I am not able to upgrade my tank to something suitable for panda corys and I feel so sad for this lone girl.
I am looking for someone who is able to take her in, preferably someone with other panda corys. I can bring her to a new home or she can be picked up from my apartment.

Found some little aphids hiding in this purple flower near Snowbowl
I took a picture of the flower initially because i just thought it looked nice, and then after i reviewed the picture on my camera, I finally saw the tiny little critters. I didn't even see them at all at first with my naked eye

Places to see the Aspen Leaves?
Is there any other good spots to see the Aspen leaves besides Snow Bowl and Hart Prairie? Snow bowl was ok, but weather made it less enjoyable and Hart is closed…
Anywhere else within 30min of the city?

Flagstaff Plein Air - Lava River Cave
The Flagstaff Artist's Coalition, a gallery in Flagstaff Mall, hosted a Plein Air photography and painting festival over the last week and the results are now showing in the gallery until oct 18th! https://www.flagstaff-arts.org/plein-air-festival
The first two are my entries which received Honorary Mention and Second place respectively in the Black and White category. Third picture was my test shot to figure out focus and camera settings. These were in and around the Lava River Cave on 171B Forest Rd.
These were shot with a 1945 Crown Graphic 4x5 film camera. 135mm fujinon lens. Foma 400 Ortho film.
The first shot was an hour exposure at F11 with the only light provided by flashlights and headlamps of people hiking the cave passing by.
Second shot was F16 1/8th, with the sun starting to go down behind the trees out of frame. The sky exposure was much more intense than I expected.
Third shot was F11 1/15th with a vintage GE #5 flashbulb.

Going out for Halloween this year
I see there is a Halloween bar crawl the weekend before Halloween - Saturday, October 24th. Mostly focused on downtown bars and/or nearby breweries. I also know Halloween is on a Saturday night this year. Do you think the bar crawl would have a lot of people dressed up and out and about in the downtown area or since Halloween is on a Saturday that that would be the day/evening to go out? I'm a big halloween fan and want to bring some friends out with me and curious what other locals think. Everyone in the group will be in their 30s and early 40s and we all prefer walkable bars and don't mind if we must intermingle with younger adults. I know there are some live bands planned downtown on Halloween itself (mainly bars at the Weatherford). I'm mostly curious what other's thoughts are about what would be more lively between the bar crawl the weekend before and the actual evening of Halloween. It's a little weird to me that the bar crawl wouldn't be on actual Halloween since it is on a Saturday this year.

Flagstaff Creepy Con organizers cancel this weekend’s event claiming “Terrorist Threats” were made on the venue
Calling the hotel found that they’re unaware the event was cancelled and are also not aware of any terrorist threats being made on their venue.
If you were a vendor or already bought tickets to attend, I’d recommend starting to look at how to get a full refund now before this becomes more scammy than it already seems to be.

Halloween Events for Adults
Does anyone know of a good place to go on Halloween that’s for adults, but not college kids? Like the 30-40’s crowd. My husband and I want to do something fun since it’s on a Saturday this year, but have no idea where to go.

The Good, The Bad, and The Ugly Market Review

The question I keep getting is "How's the real estate market?". Not a simple question to answer so I'll break it down into the Good, the Bad, and the Ugly!
The Good: If you are a buyer, it's still a great time for negotiating on List Price and Seller Concessions. Most homes are selling for under the list price and what the public can't see is the amount of seller concessions being offered to help buy down interest rates or pay for closing costs. Inventory is high compared to the past 6 years, so a lot of options out there for buyers. Plus, the city still offers down payment assistance (CHAP) for 1st time home buyers.
The Bad: Median Sales Price is higher compared to last year and last month which scares people, especially locals who feel like the cost of living is too high. Keep in mind that a lot of the multimillion-dollar homes sell during the summer and that always pushes the median price up. But as of today, there are 88 homes (including single family homes, townhomes, condos, and manufactured homes) listed between $400K-$600K.
The Ugly: Of course it's the interest rate, on top of rising home costs. This week, the average rate was around 7.25% for a conventional loan. Circling back to the Good, here is where buyers can take advantage of seller concessions for a temporary rate buy down.
Motivation may be the key word here....motivated buyers are connecting with motivated sellers. If you are on the sidelines waiting for rates to come down, you are missing out on the negotiation power buyers have today. Sellers who put effort into getting their homes "market ready" (deep cleaning, decluttering, yard maintenance) are the ones getting offers. There are no signs of a market crash with the strict lending standards and high homeowner equity, so really the question is what is your motivation level?!

Amazing night sky views from the national forest!
Went for a little camping trip last night to enjoy the night sky and captured some amazing photos. These were taken with a honestly pretty crappy android phone camera on long exposure. Forests are soo quiet at night around here!
