NSW Western Sydney Airport opens 25 October with no curfew: which suburbs sit inside the government's night noise contours (address counts)

Quick disclosure first: this comes from PropertyFlags, a small site that reads government registers for property reports, so we're not a neutral party. The numbers below are from the government's own modelling and every one of them can be checked.

Here's what got us started. The airport opens to passengers this Sunday, it runs 24 hours with no curfew, and when we asked around in the west almost nobody could say where the planes would actually go. The flight paths were signed off in June 2025 and have been live in the airspace since July, and the government publishes noise contours for them for 2033, 2040 and 2055. They're public, they're just buried in a tool most people have never opened. So we took every street address in NSW and checked which ones fall inside.

The contour that matters most for sleep is the night one: a spot that hears at least two aircraft louder than 60 dB between 11 pm and 5.30 am on an average night.

In 2033, with no runway preference, that covers 17,963 addresses. There is a quieter night mode where planes land from the southwest and take off towards the southwest, away from most of the houses, and the government has told Airservices to prefer it at night "where possible". If that mode is in use, the count drops to about 5,100. The honest answer is that nobody knows yet how often the weather will allow it, so the real number for the first years sits somewhere between those two.

By 2040 the upper figure is 30,716. By 2055 it is 44,925. This is not a problem that gets smaller.

St Marys is where it lands hardest: 6,184 of its 10,402 addresses are inside the 2033 contour, and by 2055 it is close to the whole suburb. Werrington (1,613), St Clair (1,385), Hassall Grove (1,110), Luddenham (1,044) and Mulgoa (955) follow. The zone with ten or more planes a night is small and sits right beside the runway, Luddenham (299 addresses) and Badgerys Creek (238).

The part we didn't expect councils already use a different contour for new development, from the planning rules for the Western Parkland City. It's a much bigger shape, 3,667 addresses across Silverdale, Luddenham, Horsley Park, Badgerys Creek, Kemps Creek, Mount Vernon and a few more. You can be outside every 2033 noise contour and inside the planning one at the same time. Both are correct. One says what the first years should sound like, the other says what a council will assume when it assesses the next house on your street.

If you're looking at buying out there, the thing we'd actually do is this: type the address into the government's tool (wsiflightpaths.gov.au), read the night figures rather than the daytime ones, and once flights start, go and stand in the street after 11 pm on a couple of different nights. The quiet mode depends on wind and rain that night, so a single quiet evening proves nothing.

Sources: the WSI Aircraft Overflight Noise Tool and the airspace EIS (Department of Infrastructure), the WSI flight path brochure, the department's flight paths page, the NSW Planning Portal airport noise layer, Geoscape G-NAF. To make sure the counting was right we re-checked 120 addresses against the NSW planning server and 600 with a second method; no mismatches. The suburb table and the full write up are in a comment below so this post doesn't read as an ad. Happy to answer questions about the method or about a specific suburb.

Finance Property return calculator

Built a free calculator for property investors to model real returns on an investment property , not just the sale price, but what’s left after loan interest, land tax, vacancy periods, depreciation, and the new post-2026-Budget CGT rules (the 30% minimum tax kicking in from July 2027). You can set your own price, growth rate, rent, loan, and state, and it shows a year-by-year cash flow plus a sensitivity view for how the final profit swings with your growth assumption.
Still rough around the edges and built fast, so genuinely keen for feedback , what’s missing, what’s wrong, what would actually make this useful for your own numbers

Leichhardt/Lilyfield - I presume double glazed windows would be best as it seems like a somewhat busy road plus airplane noise, however, I’m keen to hear your experience

QLD Building to boundary

Just a question. I have seen thousands of homes now built if not to the boundary, incredibly close to it. A hot water tank between wall and fence, or a shared wall.

I own a detached house and I’m always having to potter about doing maintenance. There’s always something to do.

I’m wondering if these homes that are built to the boundary have additional risks because of access issues - and if something did need remedial work, how is it done? Who pays? How are external eaves (if there even are eaves- I’ve been watching them shrink over the years) or walls accessed? Or are they so well built that they just don’t have issues?

QLD from $900k to $790k. Someone owes me dinner 😂

A bit of a funny situation.
There’s a 2-bedroom, 2-bathroom apartment at FV Residences in Fortitude Valley that was originally around $900k, and the owner is now willing to consider offers around $790k.
I had someone interested at this price, but unfortunately their finance hasn’t come through.
So here’s the opportunity for anyone currently looking to buy an apartment in Brisbane.
If you’re genuinely interested, feel free to DM me. Happy to share the details and arrange an inspection.
And if you end up buying it, all I ask is that you shout me a nice dinner. 😂🍷
Full disclosure: I’m a real estate agent involved in the sale. The dinner line is just a joke — no referral fee or dinner required.

NSW Queen Street - Aland Project

I’m contemplating if I should take my chance with this new development. I currently reside in Edmondson park - Ed Square and am currently renting a 2bed 2 car for 780 a week for an appartment.
I have seen Ed Squares development in front of my eyes. It’s turned into a great living and investing hub. Now this opportunity of a similar scale is happening in Queen Street Campbelltown with Aland. 3bed apartments are starting from 799k- book with 5% deposit and building is set to be ready in 3yrs.
I’m currently a FBH with my husband and we have currently been approved for 850k so I’m confident if we atleast continue with our current employment we would be able to do receive a similar loan again.
But is buying of the plan a smart move?
I have seen a 3bed apartment where I live sell for over a mil that was originally for 750k so I can see the growth. Plus I would love to live there for atleast 5/6yrs before even contemplating if we should sell.

What do you think guys? Buy in the same area whatever is available around and see if the new development helps it grow or get one off the plan and hope it’ll grow in 5yrs time after development?

VIC Recently bought a house for the first time and need advice on what appliances to buy...

So just bought my first house and stopped renting. I need to buy a new TV, Plumbed Fridge and washer dryer combo but theres so many mixed reviews and opinions on every brand and model. I am planning on doing a harvey norman trip to see all of these in person but would love to armed with some info and real experiences from people.

For context, I'm a long time samsung TV user so will probably stick with them. I'm just torn between an OLED vs a MiniLED and not sure if OLED is worth the massive price increase. My living area is north facing with lots of natural light pretty much the entire day so glare is a big problem I want to solve. Budget is around $4k.

I've been really wanting a plumbed fridge that does water and ice. I hate having to manually freeze trays of ice cubes and I want to have filtered cold water available at all times. I've heard some fridges have issues with the ice maker and others have really slow water dispensers. I dont care about ice dispensers but just want ice to be automatically made. No clue what to go for this one as all fridges have the same terrible reviews. I've heard a lot of hate on samsung fridges but has anyone bought one recently that can weigh in on this debate? Budget is around $3.5k

Looking for a washer dryer combo even though we have the space for individual washer and dryer, primarily because we have cats and would like to store an automatic litter box in one of the spaces. Not a heavy dryer user but would love the option for towels and bed sheets. Budget is around $3.5k

Thanks all!

NSW Is the wood underneath my Kitchen Sink rotten?

Thumbnail

We moved into our house about a month ago.

The kitchen sink’s silicone has worn out / turned black and there is no caulk between the where the splashback meets the kitchen counter, meaning the water splashing onto that area seeps in underneath (been meaning to get it fixed but as mentioned just moved in)

What can I do to fix the issue? I can try caulking myself but not sure how to re-silicone the areas around the sink. More importantly, has the wood underneath the sink rotted?

If so, how much will this cost to fix?

VIC Sell now and buy my forever home or wait?

I purchased my first home in 2022 in the Outer Eastern Suburbs of Melbourne for 730k. It was at an auction and I probably overpaid and have regretted it since. I was getting blasted out of the water on bids every time by 100k over reserve and was sick of it. It is a small house, 3 bed, 1 bath, but enough for one person. I have done alot of work to the house and garden myself over the last few years and it is much tidier.

My insurance has skyrocketed to 13k per year from 2-3k due to bushfire and landslide risk and I want to upgrade to a nicer forever home that will be better for me long term. I have since paid off my mortgage with the help of a small inheritance and sale of some investments and am thinking about upgrading my house. I had a few real estate agents appraise my house and they estimate 700-750k which means selling at a loss.

Do I upgrade to a forever home now which I can afford with a small loan or wait until property prices start increasing again, which will mean the forever house I am buying will be more expensive too. I am thinking at since we are in a decline, a forever home will be alot cheaper and offset the loss on my current home

Thoughts?

AUS The hate towards real estate agents is getting ridiculous

Hey Im a real estate agent and honestly I think most people have no idea how the industry actually works.

Our job is to sell properties, not spend months trying to get every last dollar for the vendor. I’ve had vendors reject perfectly reasonable offers because they think they can get another $30-40k. Sometimes you just have to bring their expectations back to reality and convince them to take the offer.

Same with buyers. If someone really wants a property and can afford to pay more, obviously I’m going to encourage them to put in a stronger offer. It’s their money and ultimately their decision.

And people love complaining about our commissions, but there’s a lot more work involved than just opening doors on Saturdays. Sure some properties practically sell themselves, but that’s just how the business works. At the end of the day we’re trying to make a living too! Spending another month negotiating an extra $20k for the vendor doesn’t really benefit anyone when you consider the time involved.

I genuinely don’t understand why people have such a problem with this??

AUS Why Australian suburb looks so shabby compared to the US

Thumbnail

Compare apple to apple, I've found middle class neighbourhoods in the US generally look better than rich suburbs in Australia, and Australian middle class suburbs look like rundown ghettos in America.

One particular thing is the pavement looks dirty everywhere even in Toorak but it's so clean in America, I doubt the concrete is different.

QLD Broker listings

So am thinking about upsizing from
a 3BR/2BTH/2Car villa to:
Same as above but lowset house with study, shed, yard access and fenced.
And near a railway stn on the inside of BNE.
Is it better to give a broker a list of your wants rather than traipsing door to door to numerous REA’s.[Which is want I did with first marriage and its house],and it was a long drawn out process.
Anyone recommend a northside broker or explain their experiences in doing so?
Thank you.

Repairs Emergency repair?

Thumbnail
gallery
29 Upvotes

Hi! My partner and I just discovered that the ceiling skirting has a large crack and is caving inwards. We are young renters living in a old character home so we are unsure of whether this constitutes as an emergency repair since its unclear whether the ceiling is impacted or if its just the skirting. Nevertheless we have already contacted the emergency hotline and emailed the property agent but are just looking for second opinions!

Edit: to include that there is also asbestos in the walls 🥲

Edit 2: Fell down at 10pm AWST (2 hrs after post was made) managed to get all valuables out in time luckily!!! Repair team will be coming on Monday at the earliest 💀
