#Opinion 29M seeking advice, buy a flat or land?

29M Seeking advice. Buy a flat or land.

Im married. I live and work abroad and wife lives in our rented flat. We own a 3bhk where my parents live.

I have narrowed down my options to a 370 sqyard land in the outskirts of city, costing around 39 Lakhs including all charges. 10000/sqyd roughly.

And a 2bhk Flat costing around 65 lakhs.

For both options payment terms are 30% downpayment and the rest i pay directly every month.

So im confused between which one to buy.

If I buy a flat. me & my wife will have a personal space for a long term.

But right now the land being a cheaper option and i can buy and flip it in another 6-8 months for a profit. Or keep it to build a house later.

Im in a dilemma that if i buy a land i wont get the flat for the same price next year.

And if I buy a flat my wife would only move there if i stay with her or it can be rented out.

Im seeking perspectives and advices.

#Discussion Registered Agreement for a flat in Pune, Maharashtra

#Discussion Is it normal to pay the full security deposit & rent before moving in?

I am shifting into a new flat in Noida on November 1st. I have already paid a ₹15k token amount and ₹3k for the agreement.

The broker is saying that he will send the rent agreement which I can sign online, and after that I have to pay the rent and deposit in advance before key handover.

The current tenant is still inside and will vacate around Oct 30/31. Is it normal to pay the entire balance before the previous tenant leaves and before I inspect the flat, or should I wait until key handover?

#UnderConstruction ₹4 crore for 1,250 sq. yd. of farmland near Gurugram — how would you evaluate this deal?

Let’s look at a land opportunity through the numbers rather than the marketing.

Location: Dhankot, Gurugram region
Minimum parcel: 1,250 sq. yd.
Indicative price: ₹4 crore
Implied price: ₹32,000 per sq. yd.

If you were evaluating this as an investor, what would you investigate first?

Recent comparable land transactions—not just asking prices.

Current title, ownership chain, and encumbrances.
Applicable land-use classification and permitted activities.
Access, road status, and actual connectivity.
Exit options and the realistic pool of future buyers.
Total acquisition costs and the time you might need to hold the asset.

A low price relative to some nearby properties doesn’t automatically make land undervalued. The legal status, parcel characteristics, and comparable transactions matter just as much.

What evidence would you need before considering a ₹4 crore land investment in Dhankot?

I’m connected with this opportunity and would value a rigorous, numbers-based discussion.

#UnderConstruction Is everyone overlooking land around Gurugram while chasing apartments in established locations?

Most property discussions around Gurugram revolve around luxury apartments, new launches, and established sectors.

But I’m curious about a different approach: buying a larger land parcel in an emerging location before it becomes a mainstream investment destination.

One opportunity I’ve been evaluating is farmland in Dhankot, with a minimum parcel size of 1,250 sq. yd. and an indicative price of ₹4 crore (approximately ₹32,000 per sq. yd.).

The investment thesis isn’t that prices will automatically rise. It’s whether location, connectivity, surrounding development, and legally permissible use could make the land attractive over a longer holding period.

Of course, farmland comes with risks that a ready-to-move property may not: land-use restrictions, title verification, liquidity, and uncertainty around future development.

For investors familiar with Gurugram, would you rather put ₹4 crore into a ready property in an established location or a larger land parcel in an emerging area? Why?

I’m associated with this opportunity, so I’m interested in informed opinions rather than blindly positive comments.

#Discussion Haryana property shows 500 sq yd on ULB portal, but registry covers only 300 sq yd. What does this mean?

I’m from Haryana. Suppose someone has a 500 sq yd property, but their registry covers only 300 sq yd. However, their ULB Haryana Property ID shows 500 sq yd, and property tax is charged on the entire area.

I don’t know whether the remaining 200 sq yd is kabza, belongs to someone else, or has some other legal status.

Interestingly, nearby properties with 100 sq yd of possession but only 60 sq yd registered show just 60 sq yd on the ULB portal.

My questions:

  1. Does the ULB record and property tax receipt provide legal proof of ownership of the additional 200 sq yd?

  2. Why would the portal show 500 sq yd when the registry covers only 300 sq yd?

  3. When selling, would the owner get paid for the entire 500 sq yd or only the documented 300 sq yd?

  4. Can the remaining area be legally claimed or regularised?

Would appreciate insights from people familiar with Haryana property records and real estate transactions.

#Discussion Looking for 3BHK in Bangalore

Hi,

I am looking to buy a 3 bhk flat for end use.

I am currently remote but planning to switch soon. I am assuming that my next office will be on ORR b/w Iblur junction till KR Puram or will be in Whitefield or HSR or Koramangala.

Some of the things that I am looking for -

  1. Metro connectivity
  2. Peaceful environment in and around the society
  3. Schools within 4-5km (I've a 2 year old)
  4. Possession no later than early 2029
  5. Budget ~2.5cr (can stretch for the right property)
  6. NOT too far from the main roads. I currently live on Haralur road and hate going out because of the traffic on this narrow road.
  7. Preferably Tier 1 Builders
  8. Strictly NOT looking for townships

In the process of searching a good apartment,

On Sarjapur belt (after Iblur junction till Sarjapura) -

  1. I started with resale properties.
    1. I really liked Sobha Royal Pavilion but there are only few resale units none of which I liked. Even Royal Pavilion was above budget but I am ready to pay for the right unit.
    2. I could not find any other project in this belt which fits my requirements.
  2. There are lot of ongoing projects in this area but could not find any which fits my requirements. I skipped the following -
    1. townships.
    2. Arvind, Modern Spaaces, JRC, Confidant, Mana, Assetz etc. builders.
  3. I also looked at villa projects. They are being quoted at ~3.25 cr. and are too far from the city. Also, after visiting couple of active villa projects, I figured that apartments would be better suited because of the community. This will be most beneficial for my kid.
  4. I also looked at plotted development projects but figured that most of the projects have occupancy of <25%. I actually checked out just one builder - Manyata (Ekamara, Manyata Ekamoi, and Morefields).
  5. I realised that commute is going to be a problem in this area for the foreseeable future due to metro work + fully operational township projects (Prestige city, Nambiar D25 etc.). So, this area may not provide me location advantage in reality.
  6. The metro is just a selling factor for price appreciation. It is just on paper.
  7. One of the projects that I've currently shortlisted in this area - Lodha Elanza. I am doubtful that I will go ahead with this one because of the timeline. The only motivation was appreciation this area will get in 10 years.

On Bannerghatta Road -

  1. The area where I am most interested in: Akshay Nagar. I do not want to go beyond the Nice road cutover and would like to skip anything around BTM layout.
  2. I've not explored JP Nagar currently but I am planning to cover in the next 2 weeks. I wonder if my aging parents (they may visit me more frequently after 3-4 years and may stay for longer time) will get north indian community there.
  3. I skipped Valmark, Arvind etc. and visited 2 projects - Prestige southern star and Lodha Azur.
  4. I've shortlisted Azur here because -
    1. the better pricing, lower density, smaller project, early delivery in Azur.
    2. There's graveyard problem in southern star.
  5. I like this area because -
    1. It is already developed with running metro.
    2. Comparatively a lot less construction which means its well settled area.
    3. Peaceful environment.
    4. Cauvery water
  6. The worry is about commute from Azur which will increase by ~30 to 50% if I compare it from commute from the Sarjapur belt. If I have to travel to Kadubeesanahalli -
    1. Road: ~1hr from Azur whereas from Sarjapur belt it will take ~ 40mins or so, perhaps?
    2. Metro: marginally less time but first mile and last mile will become a challenge.
  7. At the same time, commuting to office twice a week does not seem too exhausting if I decide to go for Azur.
  8. I speculate that appreciation in this area will be at far lesser rate than Sarjapura belt.

I am yet to visit Whitefield and North Bengaluru. In Whitefield, I've currently shortlisted - Sumadhura edition and folium for the visit because I think that they fit the delivery timeline that I am looking for and if not metro but they seem to have good road connectivity.

I've visited and eliminated Prestige Raintree park, Elm park, Pine forest, Vaishnavi Starlight.

I seek help from the community regarding the following -

  1. I am strongly considering Lodha Azur. Is it worth investing considering that I plan to go office at least 2 days a week? What are the things to keep in mind before buying a 3 bhk in this project?
  2. What are some other nearby areas to look for?
  3. What are the good projects that I may have missed in above areas?
  4. What are some of the good projects that will fit my requirements in Whitefield and North Bengaluru?

#Discussion How Employment Hubs Influence Residential Rental Demand

IT parks, business districts and industrial hubs do not just create jobs, they also influence where people choose to rent a home.

As employment hubs expand, nearby residential areas may attract more tenants looking for shorter commutes. Demand can also extend to neighbouring localities where rents are more affordable.

However, job growth alone does not guarantee higher rental returns. Connectivity, housing supply and affordability also play a role.

Have you noticed an increase in rental demand in residential areas near major employment hubs? What factors do you think make these locations attractive to tenants?

#Discussion Why does the real estate industry exist?

People need space to live and work.

Developers, brokers and agents each play a role.

But which roles are truly essential, and which exist because that’s how the industry has always operated?

What would you change if we rebuilt real estate from first principles?

#Discussion 65L savings, job at risk from AI, 4 dependents. Buy an 80L resale flat with a 15L down payment?

age 32, Pune, ~8 years of experience in a non-coding data/automation role. I earn ₹1.6L/month in hand.

My wife, young son and parents depend on me. I think my job could be at risk from AI in the next 2-4 years. I'm upskilling, but there's no guarantee.

Savings: ₹65L total. This is everything I have.

The flat: a 10-year-old resale, 735 sq ft, asking ₹80L.

Plan:

₹15L down payment, ₹65L home loan

~₹5-6L for stamp duty, registration and brokerage

~₹44L left as emergency buffer

The bank quoted an EMI of ~₹95k/month, which is 56% of my income. A 20-year tenure would bring it to ~₹55-57k (about 33% of income).

My worries:

Even the lower EMI is a lot if my income drops or stops.

A 10-year-old building means repair and maintenance costs.

Resale value is uncertain, so I can't count on selling easily.

#Discussion Why all real estate brokers seem like scamster?

Been dealing with brokers for the last few months in noida ncr, flats, a plot, some commercial stuff, and I swear I've barely met one I'd trust. Not saying all of them are bad but man the pattern is the same every time.

Honestly curious though, has anyone here found a broker who was actually decent/ honest? How did you figure out they were legit? Or is everyone just doing their own due diligence and treating brokers as a necessary evil?

Edit ———-
Situations faced-

  1. Brokers lying about title, property history.
  2. Pressurizing buyers for urgent token money
  3. Not willing to share copies of any original document before taking token
  4. 1st meeting they some some conditions of seller/ process then on 2nd meeting they reverse on there words. Start demanding more or just pressurizing by saying if not paid full or 90% now, the seller may not cooperate for transfer/ sale deed.
  5. I see huge real estate companies in Noida NCR scamming people on name of Assured Rentals, all brokers only interested in selling those unlock able units. While digging deeper got to around 300+ people scammed by them and none of them are getting their promised Assured Rentals, btw this builder has no valid OC/ CC. It’s utter nonsense going on in the real estate market with no accountability.

Just basically fed up with their shitty behavior, the bigger the brokerage firm the more they want to scam.

Resale Real estate in india is such unregulated market, that now i feel it is better not to buy

All this experience has made me hate and question integrity of any one doing real estate

#Discussion How fast do you respond to your leads?

Saw a Harmozi short the other day where he stated the importance of responding all your leads within the first minute, and that would roughly 3x your business. I have a few questions for you -

  • Is there a real difference in conversion between calling a lead back in 1 minute vs 30 minute? Has anyone actually tracked this?
  • Also how do most of you handle it day to day? Is it mostly an agent seeing the notification and then manually following up with the lead when they get a chance? And if so how many of the leads do you think get missed or go cold because of that?
  • Has anyone tried using AI voice assistants for this follow-up and what was the response. I’ve heard customers getting irritated and not very tolerant when they hear the person on the other end is an AI agent.

#Discussion Sobha Neopolis: A Luxury Project That Missed Its Potential?

In my opinion, the architectural planning and design decisions at Sobha Neopolis have compromised its luxury potential in several ways:

  1. Tower planning: Poor planning of tower heights and spacing has limited the sense of openness and overall grandeur.
  2. Sports facilities: The architectural master plan missed the opportunity to provide a proper football ground and dedicated cricket practice nets.
  3. Missing footpath at the main gate: The lack of a proper footpath directly in front of the main entrance, where the adjoining land is privately owned, looks odd. Better planning and coordination with the landowner should have been explored.
  4. Sliding doors and windows: The specifications and finishes appear below expectations for a premium residential project.
  5. Interior finishes: Tile selection and colour combinations in apartments and lobbies could have been more refined. Lighter colours, better material coordination, and thoughtful lighting could have created a more luxurious feel.
  6. A juliet balcony significantly restricts panoramic views and blocks angled sunlight, defeats its very purpose of creating an open, airy experience.

Overall: The issue is not just the budget or amenities; it is the architectural vision and execution. For a project of this scale and price, the design should have delivered better openness, privacy, functionality, and a consistent luxury experience. Unfortunately, I feel the architectural planning has left considerable potential unrealised.

Sobha’s Downfall Begins Here because Architectural Planning Failed Sobha Neopolis

Disclaimer: These are my personal observations and opinions based on my perception of the project. Others may have different views and experiences.

It's known that the bank key/master key/guard key is used for opening all lockers. but is the customer key also same for all lockers? Happened to recently find a neighbour who also kept a locker at the same bank and when we were talking,I closely observed that his locker key was same as mine. I took a good look.

#CitySpecific Managed Farmland Near Bangalore: Is It Better for Lifestyle or Agricultural Income?

Managed farmland near Bangalore is attracting interest from people who want to own land without handling every aspect of day-to-day farm operations. But what should buyers realistically expect from it?

There are two different reasons people consider managed farmland:

1. Lifestyle and personal use
Having a green space to visit, spending time with family, enjoying nature, and owning land outside the city.

2. Agricultural income
Growing fruit crops or other produce, with the possibility of earning income depending on the crop, yield, market prices, and operating costs.

The important distinction is that managed farmland does not automatically mean passive income. Buyers need to understand the management agreement, maintenance fees, crop plan, and how any projected returns are calculated.

I work with Mogg’s Estate, which focuses on managed farmland near Bengaluru, and I think this is an important conversation for anyone researching the category.

If you were considering managed farmland near Bangalore, which would matter more to you: having your own green space to enjoy or generating income from agricultural activity?

What would you want to verify before making that decision?

#Discussion Enquiry for Home Loan - Bengaluru

Hi Folks!

1st time Home loan applicant, so have a few queries.

Relevant Info (I think):

  1. Bengaluru Property - Gated Society. Apartments. Construction to be started soon.

  2. Value of Property is around 1.02 Cr (exclusive GST, others)

  3. Builder has tied up with HDFC and SBI. Bank verification is ongoing, to be completed soon.

  4. Loan amount seeked is 50 lakhs for 20 years. Will be applying within 30 days.

  5. Joint application with my dad. My (Male) CIBIL is 777 and dad's is 804. Joint annual income is higher than the loan amount seeked.

Questions:

  1. How to do rate shopping without impacting CIBIL score?

  2. Is there a rate difference depending on who is the primary applicant bw my dad and me?

  3. Since Builder is tieing up with these 2 banks directly, I am assuming (confirmed by sales staff, but not taking them at their word) there would be no other upfront charges other than Processing fees. What are the tentative costs other than Processes fees, associated if I don't go with HDFC or SBI?

  4. Any guidance or lessons learned would be appreciated!
