🏠 LEASE TRANSFER: 1BR/1BA in Midtown/O4W – $1,404/mo + NO RENT UNTIL JANUARY 🎁

Thumbnail gallery
16 Upvotes

Hi all! We're looking for someone to take over our lease at 215 North Ave NE because we're moving closer to a new job outside Midtown. We've loved living here, and this is a great deal:

💰 No rent until January 1. We'll cover rent for the rest of November and all of December. You'd only pay utilities and fees during that time.
💰 Below-market rent. $1,404/mo vs. the $1,510–$1,600 the building currently charges for new leases. That's $100–$200 saved every month.

📅 Move-in: Anytime after November 20, 2026
📝 Lease ends: August 5, 2027
💵 Base rent: $1,404/mo starting January 2027 (+ utilities/fees, which you'd pay from move-in. Happy to share the breakdown.)
📐 Size: ~825 sq ft, 2nd floor
🛋️** Unfurnished (photos show our furniture, which isn't included**)

Inside the unit:
✔️ Same floor as the parking deck entrance, so you go straight from your car to your door with almost no stairs 🙌
✔️ Open-concept living, dining & kitchen with a breakfast bar
✔️ Granite countertops & stainless steel appliances
✔️ Private balcony
✔️ Walk-in closet in the bedroom
✔️ Full-size washer & dryer in a dedicated laundry closet
✔️ Vinyl flooring throughout, with carpet in the bedroom

Community:
✔️ Pool & outdoor grilling areas
✔️ Rooftop fitness studio with skyline views
✔️ Coworking space & coffee bar
✔️ Tennis court
✔️ Private parking garage

🐾 Pet-friendly: up to 2 pets, max 75 lbs each

📍 Location: You can walk almost everywhere from here. You're minutes from Georgia Tech, Ponce City Market, Piedmont Park, the BeltLine Eastside Trail, the Fox Theatre, and Publix. It's also a short commute to Coca-Cola HQ, AT&T, and Emory Midtown.

✅ This is an official lease transfer through the leasing office. You'll apply and get approved directly with management, and the lease goes fully into your name.

🔒 $500 refundable deposit: I'll collect it once you're approved by the leasing office. It's returned in full as soon as the transfer is finalized and I'm officially off the lease.

📸 More photos are available, and I'm happy to show the apartment in person! Comment or DM me with any questions or to schedule a tour.

📋 Requirement: Monthly income of at least 3x rent (~$4,212/mo) to qualify with the leasing office.

Blue line accessible apartments? >$1300 for 1bd+

Hey y’all, I am curious if anyone has any recommendations for apartments in the East Lake / Oakhurst / Decatur / Avondale areas that would be accessible to a MARTA station by foot or quick drive? Specifically for 1+ bedrooms and under $1300 (which is a big ask - believe me, I know). So far I’ve looked at:

- Derrydown Quads
- Enclave Oakhurst Village
- Avondale Station

Do not move to MAA Chastain (or any MAA property for that matter of fact)

DO NOT LIVE AT MAA Chastain.

I’ve only lived here for a couple of months, and it has been an awful experience. I initially thought the rent was reasonable for Buckhead, but honestly, I’d rather pay $2,000 a month to live somewhere else than continue paying $1,300 in base rent for this place.

I’ve been dealing with what has become a serious mold issue, and the way management has handled it has been absolutely insane. I’ve also had an ongoing water leak (which I suspect may be contributing to the mold) that took over a month of repeatedly contacting and nagging management to get addressed.

Last week, someone finally came to look at the mold, and from what I could tell, they essentially scraped it off and/or painted over it. Now the mold has continued to be an issue, and I’ve come home to find industrial equipment and drying machines throughout my apartment with little to no communication about what was happening. Maintenance has also entered my apartment without proper notice or warning.

The lack of communication, responsiveness, and basic consideration for residents is frustrating. I understand that maintenance issues happen, but the way a property handles those issues matters. Having a potential mold problem that keeps coming back, an unresolved water leak, and workers and equipment suddenly appearing in your apartment is not it.

Do not let the location or the seemingly reasonable rent fool you. Whatever you think you’re saving is not worth the stress of dealing with management that seems completely unprepared to handle serious maintenance issues.

I genuinely wish I had chosen somewhere else. Save yourself the headache and look elsewhere.

Apartment Search in Vinings near Home Depot HQ

Does anyone live in the following apartments?

1) Magnolia Vinings Apartments - Could you please share the reviews about your living experience? Are the apartments safe and roaches free?

2) Berkshire at Vinings - The apartment I looked at was pretty nice but the one that’s available is near the train track. Does it get noisy because of trains especially at night? Do residents have any complains about it?

Looking for furnished housing for shorter term

I am a woman in her early 30s expecting to be relocating to Atlanta at the end of November for a temporary winter seasonal position.

I can't get locked into any long term leases as I'd only be there for a maximum of 9 months. But it could be shorter, like maybe only 6 months. So I would prefer month to month or mid-term (~3 months)

My budget would be around a max of $900 per month.

I'm looking for somewhere furnished to stay. Like a private room or private basement suite, or something like that. Need cats allowed within the room.

A connection from the area told me to start my search with these neighborhoods. But would consider beyond this:

Virginia Highlands, Decatur, Druid Hills, Morningside, Emory University, Brookhaven, Inman Park, Sandy Springs, Dunwoody, Avondale Estates, Scottdale, Clarkston

South Indian family looking for active kid friendly communities with fair amount(say 10-30%) of Indian population in N Atlantan -Suwanee or Sugarhill, GA

Family moved recently from India. Well travelled outgoing social family with kid. We are looking to buy home in North Atlanta. We like the Suwanee or Sugarhill neighborhood. but dont find many communities with atleast 10-30% desi families. These communities tend to be more Korean, Asian or White communities. Do you recommend any communities in these cities with a decent amount of desi neighbors. Primarily looking for communities where kid will have other desi friends to have a sense of belonging and acceptance in a new country.

Please recommend communities which we can consider.

Need to Sign a Lease Next Week, Need Advice!!

Hello! I landed a job in ATL a few weeks ago and need to move out within the next 2 weeks. I have been searching around with a budget of $1,850/mo base rent for a 1-bed 1-bath, and below are my top contenders. They all have their own complaints of security or roaches or management, but I don't think I can ever find the perfect place. I am working in Knight Park area right next to Geogria Tech and only have to be in the office 3 days a week, so I am fine commuting from a more northern place, and driving 40-60mins in rush hour if it means better security and living spaces.

My Top Picks -

  • Bexley Chamblee
  • MAA West Midtown
  • Reserve Ballpark
  • Ardmore & 28th

I like the Brookhaven / Sandy Springs areas a lot and have heard great things, but I have also seen that MAA West Midtown is good and close to where I will be, so not sure what to choose. If anyone has recommendations for certain complexes or areas I should look at before deciding on a place, I would appreciate it. Thanks!!
